 Getting that apartment ready above me for it's move in this weekend. First thing the boss asked me to do yesterday was to pull the carpeting out of it. It was just too far gone to have it cleaned and reuse it again. Hopefully the carpet installer will be in today to get the new carpet put in. With the draining of that fish tank the old tenants left in there, the guy doing the job dumped the water from the shop vacuum that into the bathtub... bad move. The tub drain was clogged. The Boss and the new hire had to tear out the newly installed tub surround and a partial wall to get to the pipes to get the clogged drain open. The wall has been fixed, the tub surround replaced...but the tub itself looks disgusting and will need to be re cleaned. The dishwasher drain line was also clogged...the boss found that out when he ran it to see if it was working or not. It wasn't and flooded the kitchen floor. Part of the problem why it wasn't working was the disposal was shot as well. So that will need changed out, along with the sink counter top that will need replacing as the tenants had left dirty dishes on top of it, standing water getting under a baking pan leached all the color out of the counter top making it look like, well I don't know what? No way I can clean it, and bring any of the color back. Hell it's clean, it just looks like crap is all. Of course with all the mucking about, paint touch ups will need done before the new tenants move in. As well as a good cleaning so it looks nice. Hopefully things will be squared away to day so I can have the time to get into the place to make it look presentable before the new tenants start carrying boxes in. I've got a feeling that I'll be working late on Friday though, so it is done.

Two Blog posts today. Not normal for me. But I went over to the Dark Side this morning and posted a short note over there. Give it a look if you happen to be passing by. For those of you afraid of the Dark and afraid of going over I'll let you know the post is just an observation about me moving up the lists on this side of the blog world. I'm assuming that rise is because a lot of bloggers have crossed over to the newer format, giving us little fishes a bigger pond to swim in over here.

Any who, time for me to hop into my shower now....

 You deserve being pushed up the list my sexy friend so that others can enjoy reading you. As for that list, my stats will be continuing to go down now that I have moved completely over there. The beauty of that side is having no list, no comments counted nor responses.That was what pushed me over there completely and getting away from any drama here..Much nicer over there my friend. I do poke my head in here to comment on those like you I have followed daily for years and will until this old side is no more..xoxo Have a good one Hun..

 So do you have to do maintenance, like swapping out the disposal and replacing the countertop, or does someone else get to do those fun things?

Also, how does one determine that emptying a shop vac into a tub would be a good idea? Was the tub clogged before he dumped the shop vac?

Do I do a lot of maintenance? Well I do my fair share I suppose? I'm I the guy that does any installs when they are needed not so much. I can and I have done those things ( installing countertops, disposals, Electrical switches, etc. ) For the most part around here I'm the guy usually tapped for the demolition stuff. ( Pulling up carpeting, taking down tub surrounds, or old wall tile) I also do a lot of painting work. As well as most ( if not all ) of the cleaning around here, and minor maintenance jobs. I do pretty much what I'm asked by the boss to do. I'm sort of the paintenance guy around here.

I don't think the tub was clogged before he dumped the water out of that shop vacuum. Least wise I don't remember it being clogged when I cleaned the unit? So, I'm guessing what ever was left in the vac. before he started sucking the water out of the fish tank is what plugged the tub up. But I really couldn't say for sure? Perhaps what ever was left in the vac. and the fish tank water combined with something already trapped in the drain ( usually hair, it's always hair ) was the last straw that did the job of clogging it. I do know the tub was recently refinished, and the Co. that does that work for us usually won't refinish the tubs if the drains are clogged in them. The chemicals they use in resurfacing are caustic and need to be flushed down the drain before they apply the new finish coatings.

 Those tenants were beyond nightmare. Their deposit will never cover all that stuff.

No the deposit never covers all the things left broken or destroyed in the units. The again with evictions, they ( the tenants ) know they won't be getting any of their deposit back. The bulk of any deposit goes to paying off past due rent ( if rent is due ) Then the destroyed things are added up, and that cost is deducted from the deposit. Most times with units like this one any deposit money is depleted quickly. Usually it ends up costing more to make repairs than the total sum of the deposit. Have a good one Pony!
